Loft Conversion or House Extension: Which Is Right for Your London Home?

When a London home runs out of space, the choice usually comes down to two routes: build up into the roof, or build out at the back or side. Both can transform how a house works, but they suit different properties and different briefs.

What a loft conversion offers

A loft conversion uses space you already own, so it does not take any of your garden. It is often a good fit for bedrooms, a home office or a principal suite, because the new rooms sit away from the busiest part of the house.

  • No loss of garden or ground-floor footprint

  • Often simpler on tight plots and terraced streets

  • Works best where there is enough roof height and a suitable roof structure

  • Needs a new staircase, which takes some space from the floor below

What an extension offers

A rear or side extension adds space at ground level, usually for a bigger kitchen, dining or family area. It tends to change how the whole ground floor flows and can improve the link between house and garden.

  • Better for open-plan kitchens, dining and living space

  • Can bring in more natural light through glazing and rooflights

  • Uses part of the garden or side passage

  • May involve foundations, drainage and party wall matters

Questions to ask before you decide

  • Which rooms do you actually need more of, and where in the house?

  • Is the existing roof suitable, and is there enough internal height?

  • How much garden are you happy to give up?

  • Are you in a conservation area, or is the property a flat or maisonette?

  • How much disruption can the household live with while work is under way?

Planning and Building Regulations

Either project needs Building Regulations approval, and either may need planning permission depending on size, location and the rights attached to your property. Permitted development can cover some schemes, but it does not apply everywhere, so it is worth checking with your local planning authority before you assume it does.

Choosing with a design and build team

The right answer often becomes clear once someone has looked at the house, the structure and your brief together. Tota Design & Build handles both loft conversions and house extensions, so the comparison can be made on the merits of your property rather than a fixed preference.
