Rear and Side Return Extensions in London: Planning, Design and Build Stages

In many London houses, particularly Victorian and Edwardian terraces, the back of the property is where extra space can be gained. A rear extension pushes the house further into the garden. A side return extension fills the narrow passage beside the rear outrigger. Many projects combine the two.
Choosing the planning route
Some single-storey extensions can be built under permitted development, and larger rear extensions may qualify for a prior approval route that includes neighbour consultation. Others need a full householder planning application. Which applies depends on the size of the extension, the type of property and whether it sits in a conservation area or is covered by an Article 4 direction.
Councils usually aim to decide householder planning applications within eight weeks, though the whole design and approval stage typically takes longer once surveys and drawings are included.
Design decisions that shape the result
How the extension connects to the existing kitchen and garden
Where natural light comes from, including rooflights and glazed doors
Ceiling heights and how the new roof meets the old building
Heating, drainage and where services run
Materials that sit well with the original house
How the build usually runs
Design, survey and structural engineering input
Planning or permitted development confirmation, and Building Regulations approval
Party wall notices where the work affects or sits next to a neighbouring wall
Groundworks and foundations
Structure, including any steels needed to open up the existing back wall
Roof and weathertight shell
First fix electrics and plumbing, then plastering
Second fix, kitchen installation, decoration and handover
Why a joined-up team helps
Extensions go smoothly when design, engineering and construction have talked to each other before work starts. Our house extensions service covers the process from concept to completion under one team.
